Sleeping Rooms for Hospital Residency Program (2007 CBC, 2006 IBC)

I have a multi-story medical office building (B occupancy) with an area (suite) on the 3rd floor designated for a "Residency Pogram" (includes sleeping rooms, work space, restrooms and a break area) for use by an adjacent hospital.
See sketch below.

The intent of the sleeping rooms is for short naps by staff.

Question: How to classify the occupancy for this suite? Are the sleeping rooms considered to be an R-1 or B occupancy? Would emergency escape and rescue openings be required? Smoke alarms? Any other thoughts?

The 2007 CBC (2006 IBC) applies.
