Sleeping units

I need to amend what I said above. Section 1208.3 establishes a 70 sf minimum area for habitable rooms, so that would be the minimum. Also, the definition of a sleeping room includes either a bathroom or kitchen, but not both. So, another 70 or 50 sf, respectively, is required, for a total unit area of 120 to 140 sf.
Don't know for sure without checking (text not here), but depending on the purpose, your square footage for a sleeping room might be greater....see FHA/HUD/Fannie Mae Loan guidelines (good luck with those), or FHA Design Manual if you are multi-family. The building code minimums may also be less than what your state, local, or county health and safety code would require.
